The best three tips for getting good appraisal service and realizing your property potential.

Want your appraisal as quickly as possible?

When the appraiser calls to set your appointment, take the first available time slot. Most appraisal offices run on a "first come, first served" schedule. If you tell the appraiser you're unavailable for 2-3 days and the next day another 10 orders come into the appraisal office; guess where you're at? That's right, the bottom of the pile.


Want your appraisal to be as high as possible?

The number one problem area? Maintenance, or rather, the lack of it. Not the day to day dishes-in-the-sink or the beds unmade; but when you have doors that are broken, the gutters sag, the bedroom wall has a hole knocked in it, and 10 other things you put off doing, they all add up what appraisers call "deferred maintenance". Maintenance counts, so keep your property up to date and in good repair. And the second most common citation on our appraisals? Pet damage and/or pet odors.


Why didn't my appraiser give me credit for my pool, tennis court, bomb shelter, 10 car garage, $5,000 bathtub, etc…?

If all your neighbors have things like that, and all their neighbors do, and lots of houses have sold with all those bells and whistles, then all those extra's will add up to being a good investment; but, if that's not a description of your neighborhood, then those big ticket items you put in your "special" house might not make it "special" in your area. There's a fine line between "special" and "way too special"; so think carefully before you spend lots of money to create a property that's one of a kind.
