I need an appraiser, how do I find one?
Ask your regular banker, check you phone book under the Appraiser" listings, call your local Multiple Listing Board for members, ask your attorney, use an online locator service-try the NAIFA link and use their world wide appraiser locator service.
How do I know if they're good appraisers?
Ask them. No kidding, ask questions about them and their businesses. Ask them how many properties similar to yours they appraised last year. Although most appraisers maintain their state Broker's license, their business is appraising property, and not in sales. There are some appraisers, however, who do both. To avoid any conflict, we think it's
best to employ a professional whose sole and only interest is in unbiased appraisal.
Ask to see their client list. An appraiser's reputation is everything. Good business speaks for itself.
Should they be licensed?
You notice we didn't list this as the most important criteria. Usually, appraisers that are working full time and only in the appraisal field are licensed; but there are a few stragglers out there. Dedication, expertise and reputation are better guarantees for a "good" appraiser.
